Del Rio Housing Market Sees Sharp Decline in Sales and Prices for August 2025

Del Rio, TX — September 11, 2025 — The San Antonio Board of REALTORS® (SABOR) released its August 2025 housing market report, showing sharp declines in both home sales and prices across Del Rio and Val Verde County.
In Val Verde County, total home sales fell to 20 in August, marking a 44.4% decrease compared to the same month last year. The average home price dropped to $244,225, down 6.8% year-over-year, while the median price fell to $219,975, a 10.2% decline.
Inside the city of Del Rio, the slowdown was even more pronounced. Only 15 homes were sold during the month, representing a 51.6% decline compared to August 2024. Average home prices in Del Rio slid to $220,033, an 11.1% decrease, and the median price dropped to $210,000, down 7.5%.
“These numbers reflect the broad pricing pressures we’re seeing as demand has weakened significantly,” said Ed Zapata, SABOR’s 2025 Chair of the Board. “In times like these, REALTORS® are essential in guiding clients through a shifting market.”
Statewide Trends Contrast with Local Market
While Del Rio and Val Verde County experienced steep declines, the overall Texas housing market showed signs of resilience in August. Statewide sales rose 5% year-over-year to 28,921 homes. The average Texas home price increased slightly by 0.7% to $429,095, while the median price held steady at $339,900.
SABOR noted that the Del Rio figures highlight how local conditions can diverge significantly from broader statewide trends, underscoring the importance of local expertise in real estate transactions.
