Eagle Pass Housing Market Sees Sharp Price Gains in August 2025
EAGLE PASS, TX — September 20, 2025 — The San Antonio Board of REALTORS® (SABOR) released its August 2025 housing market report, revealing that while home sales in Eagle Pass remained steady, prices surged dramatically compared to last year.
In August, Eagle Pass recorded 13 total home sales, the same as August 2024. However, home values climbed to new highs. The average home price increased to $273,710, up 14.5% year-over-year, while the median price skyrocketed to $286,000, a 44.8% year-over-year increase.
“These numbers show that the Eagle Pass housing market is growing stronger even without an increase in sales volume,” said Ed Zapata, SABOR’s 2025 Chair of the Board. “It’s a reminder that prices reflect demand trends beyond just how many homes are sold. Local REALTORS® are the key to understanding and navigating these shifts.”
Maverick County Housing Market Snapshot
Across Maverick County as a whole, 25 homes were sold in August 2025 — a 19.1% increase year-over-year. The average home price rose to $267,623, up 11.9%, and the median price reached $280,000, a 12% gain from last year.
How Eagle Pass Compares to Texas
While Eagle Pass is experiencing dramatic price growth, the statewide housing market showed more modest changes. In August 2025, Texas recorded 28,921 home sales, up 5% year-over-year. The statewide average home price was $429,095, a slight 0.7% increase, and the median price remained flat at $339,900.
Eagle Pass’s unique numbers show that local housing conditions can diverge significantly from state averages. The sharp rise in local prices highlights the demand for higher-value homes in the community, even as the number of transactions remains unchanged.
